Common-Area Lighting

Energy Trust offers cash incentives for lighting upgrades in common areas such as parking lots, porches, hallways and laundry rooms. Consider the benefits:

  • Energy-efficient lighting uses 75 percent less energy while producing the same amount of illumination as standard incandescent bulbs
  • Common-area lighting upgrades result in immediate savings, aren’t intrusive to residents and create a safer, brighter property
  • Energy-efficient fixtures use 20–30 percent less energy than standard fixtures
  • Energy-efficient lighting, including compact fluorescent bulbs and tubes, last up to 10 times longer than incandescent options, resulting in fewer trips up the ladder for you or your maintenance crew

Payback on energy-efficient common-area lighting projects is surprisingly fast. When our cash incentives are combined with Oregon Business Energy Tax Credits, common-area lighting upgrades can pay for themselves in less than one year. Using simple project details provided by you or your contractor, we can generate an estimate showing your dollar and electrical savings, along with approximate payback period.

Your property must be an Oregon rental property or condominium building (see terms and conditions). The property’s energy must be primarily delivered by Portland General Electric, Pacific Power, NW Natural or Cascade Natural Gas to qualify for Energy Trust cash incentives. Energy-saving improvements must meet program requirements.

Follow these easy steps to get cash incentives and tax credits for energy-efficient improvements to your rental property:

  1. Call us at 1.866.311.1822 to schedule your free building assessment. We’ll review your property’s insulation levels, in-unit appliances, windows and common-area lighting, then show you which improvements could be the most cost-effective.
  2. Obtain a bid from the contractor of your choice. Use our list of approved contractors, or select another Oregon Construction Contractors Board–licensed contractor.
  3. Submit the final contractor bid and your completed pre-application form by contacting us at Multifamily_Oregon@energytrust.org or 1.866.311.1822. We’ll assign you a Multifamily account representative who will provide and assist you with the applications for Energy Trust cash incentives and Oregon Business Energy Tax Credits.
  4. Return your signed applications to the appropriate office(s) and begin working on your energy-efficient improvements. Note: If you are also applying for an Oregon Business Energy Tax Credit, you must do so before you start your project.
  5. An energy advisor will review your energy-efficiency project when it is at least 70 percent complete to ensure compliance with Energy Trust quality control guidelines. When you have completed and paid for your project, work with your contractor to submit final invoices marked “paid in full” and a completed W-9 form. You will receive your Energy Trust incentive within three to four weeks of submitting final paperwork.
